Jani-King UK was founded in 1992 by Ian Thomas. Jani-King was already a huge enterprise in the US, having been in operation since the late 60s. Today, Ian’s tireless commitment has built a UK-based company that’s totally driven by a commitment to customer satisfaction. We perform to high standards, focus on flexibility, prioritise pride in our work and simply deliver a better service – it’s a winning combination of principles for any successful business.

This is our story so far… 

 

Early days in the USA

In 1968, Jim Cavanaugh began offering cleaning services to commercial and domestic customers, pioneering a franchise concept based around small business-owners taking great pride in delivering high standards. The early business model was straightforward and offered high quality services to its clients from the outset: Jani-King procured contracts using a central accounts team, and then offered an initial customer base to each franchisee – training them to deliver Jani-King’s services with consistency.

 

International expansion

With the company’s growth, Cavanaugh moved Jani-King's headquarters from Oklahoma to Dallas, Texas in 1976. Steady US growth followed to become an international success story, with expansion taking the brand into Argentina, Australia, Brazil, France, Hong Kong, Malaysia, Mexico, New Zealand, Singapore, South Korea, Spain, Taiwan, and Turkey. As a result, Entrepreneur magazine have ranked Jani-King No. 1 Commercial Cleaning Franchisor for 19 out of the last 20 years.

Over the last two decades, our business model has changed. With a blended mix of operations and a considerable amount of services delivered from our in-house teams, we can focus heavily on quality assurance and flexibility. Our franchisees have reduced in number (down from 50+ to a handful of satellite businesses), and over the last five years we’ve become a network of high calibre 'partners in growth' across the UK.

 

The great advantage for our clients is the opportunity to benefit from a purely in-house provided service, a blended mix or totally franchisee-serviced contracts. It’s up to our clients, and we do everything we can to fulfil their needs on a site by site basis.

 

We believe in quality, not quantity. Now, this handful of franchises are run by professionals who are wholly focused on the development of our greatest asset – our employees. This has meant inviting individuals of a much higher calibre to join us as partners in growth; men and women who have become important to the growth of our business as a whole.

 

These much larger, satellite partnerships use size to their advantage by keeping costs down, performing to higher standards and simply delivering a better service. In every case, we pay great attention to detail – harnessing IT tools and the transparency afforded to us by modern technology, so that our clients receive high quality services at an affordable cost.

 

We prioritise flexibility. We operate a centrally-managed cleaning service, run from our head offices in Kingston, London. For many of our blue-chip clients, this offers great peace of mind as it means we can offer two stand-out features:

We take pride in our work. We invest heavily in our franchisees and hand-pick our centrally-managed teams. Ongoing training is a priority as we promote use of the latest equipment and stand firmly by a commitment to ‘green’ cleaning.
